Flood Insurance Pricing

Flood insurance has different rates, depending on how close your property is to a flood zone. The most common rating areas include: 


  • Properties in a Special Flood Hazard Area (SFHA), which we call high-risk flood zone A. This area is said to have a 1% chance of flooding per year, previously referred to as the 100 year flood plain.
  • Properties in moderate-risk flood zone X, which is said to have .2% chance of flooding per year, previously called the 500 year flood plain.
  • Properties classified to be in a low-risk flood zone, (also considered zone X)

Other pricing factors include foundation type (basement, slab, on-piers, etc.)


Also, the deductible, and building and contents limits. On some policies, elevation compared to the Base Flood Elevation (BFE) is considered.


Policies are issued through the NFIP (National Flood Insurance Program) with the same pricing throughout the US, with no adjustment for risk exposure based on severity or frequency by region or territory, unfortunately, for WNY. Flood policies are annual and must be paid in full. Generally, there is a 30 day waiting period before coverage is effective.
