New Flood Help Pages Up Are Up And Running!!!

In response to the new Flood Map Revisions, for all of Erie County, we have created 4 new web pages, solely devoted to helping our community understand the changes coming in 2011. Flood Help is the main page which will help direct viewers to the appropriate pages, to help answer any questions they may have. From here, you can see Flood Maps, Flood Questions and Answers , Flood Pricing, and links to State and Federal representatives in the matter. I hope this helps make things clearer to all those involved.

UPDATE TO BELOW ARTICLE

In writing the below article, I was informed that a meeting with Lancaster town officials has been scheduled for June 7th, 2010 at 7:00 PM at the Municipal Building on Broadway in Lancaster. The topic of discussion will include the hiring of a public surveyor at a discounted rate for residents to use if necessary and about the accreditation of the levees by the DEC.

FLOOD INSURANCE RATE MAP CHANGES FOR DEPEW & LANCASTER, NY

FEMA has recently decided to change the rules in determining Flood Insurance Rate Maps, or FIRMS for short. The DEC explained that FEMA wants all levees to be accredited. Since there are no accredited levees within all of NY State, many residents in Depew and Lancaster, along Cayuga Creek, will now find themselves inside the flood zone.

If you now fall into the newly drawn flood zones, you will want to read the following!!!


A meeting is being set up between residents of Depew/Lancaster and FEMA to discuss the updated flood map plans in Erie County. The official date has not been arranged, however, FEMA has shown much interest in the matter. A local group has already assembled to fight the change, with hopes to have FEMA leave things as they are now.


If the group is unsuccessful, you still have options! If after the map change:


1.) You go from being in a low to moderate-risk area to a high-risk area, you have the ability to purchase a flood policy before the new map takes effect and get Preferred Risk pricing, which can be hundreds of dollars cheaper. Then, upon your next renewal, you will be grandfathered in, and you will renew with pricing from the low to moderate risk area which is significantly cheaper than the high-risk areas.


2.) You go from a high-risk area to a low or moderate-risk area, you can purchase a new flood policy to take advantage of the much lower rates.


3.) There is no change in your flood zone determination, you may still want to contact your agent to see if your coverages are still adequate. Also, it may be worth finding out the Base Flood Elevation (BFE) on your home (If you are currently in a flood zone). If your BFE is above flood stage, proven by an Elevation Certificate (issued by a land surveyor), then you may be able to get pricing from the low to moderate-risk area rates, saving you money!
